Buying or renting property in an Emaar community marks an exciting milestone — you’ve secured your new home in one of Dubai’s most prestigious developments. But before movers arrive and furniture gets unpacked, there’s a crucial step that every resident must complete: obtaining an Emaar Move-In Permit.
This isn’t just a formality — it’s a legal and operational requirement by Emaar Community Management (ECM). Without it, community security will not allow trucks, movers, or deliveries into the premises.
Emaar communities are known for their world-class standards — from maintenance and landscaping to security and resident experience. To preserve these standards, Emaar requires a Move-In Permit for every resident — owners and tenants alike.

Although both owners and tenants apply for the same permit, their documentation and verification paths differ slightly.
If you’ve just purchased a new property directly from Emaar or through resale:
Approval usually takes 1–2 business days, and you’ll receive an official PDF permit via email once processed.
Emaar verifies that you are the rightful owner and that your account is financially clear before granting access.
Tenants require a few additional steps since ownership verification involves the landlord.

If Ejari is missing or expired, Emaar will reject your application automatically — always renew or update before applying.
Average approval time for tenants: 2–3 working days.
Emaar has digitalized the entire move-in process — no physical visits, no paperwork hassle.
Visit community.emaar.ae.
Create an account with your email and Emirates ID.
Link your property using community, building, and unit number.
Under “Services”, select Move-In Permit Request. You’ll be asked to provide:
Submit all required documents (as per your ownership type). The portal allows PDF or image formats under 2 MB each.
Ensure every document is up to date — expired Ejari, missing NOC, or unpaid service charges will stop the approval process.
Emaar’s Community Management team reviews your application within 24–72 hours. Once approved, you’ll receive an official Move-In Permit (PDF) by email.
Apply at least 5 days before your move date to avoid last-minute rejections or delays due to weekends or public holidays.

Before you submit your Move-In Permit request, make sure these five essentials are ready:
Any outstanding snagging works should be finalized to avoid delays.
All payments to Emaar must be cleared. Obtain your “No Dues Certificate.”
Set up electricity and water with DEWA. Typically, this takes 24–48 hours after submission.
Required for liability coverage during the move.
Some towers require elevator booking deposits. Confirm availability with Emaar Security.
For apartments and high-rise buildings, Emaar mandates that residents reserve the service elevator for moving purposes. This avoids conflicts and ensures property protection.
For villa communities, truck access must be coordinated with gate security. Provide truck details (plate number, driver ID, timing) at least 24 hours in advance.
No electricity, no move-in. Emaar verifies that your DEWA (Dubai Electricity & Water Authority) connection is active before approving your permit.
