Under the current Federal Authority for Identity, Citizenship, Customs & Port Security (ICP) Golden Residency Guide, eligible applicants can obtain 10-year residency with renewal subject to continuing eligibility.

According to the current ICP rules for real estate investors, an applicant can qualify by owning one or more properties in the UAE with a total value of at least AED 2 million.

ICP currently allows qualifying property financed through a loan, provided that the financing comes from an approved local bank.
For Dubai applicants, GDRFA also confirms that mortgaged property can qualify for the real estate investor route.

The authority may require a lien to be placed on the property in accordance with Dubai Land Department procedures to ensure continuity of ownership.
The current ICP rules require real estate investors and their family members to maintain comprehensive and valid health insurance throughout the validity period of the Golden Residency.
This requirement should therefore be included when calculating the overall cost of obtaining and maintaining the residency.
