Five minutes to the Burj Khalifa and the Dubai Mall. Eight to Business Bay and the airport. Studios from AED 774,999. In central Dubai those three facts rarely appear in the same sentence.
The project is Binghatti Spectre, on Al Jaddaf beside the DEWA headquarters. It is a 26-storey tower behind a crystalline glass façade, holding apartments, offices and ground-floor retail in one building.
Expressions of interest opened on 4 September 2026. Al Jaddaf is one of the few genuinely central pockets of Dubai where new construction is still going up, and it already has working metro. Here is what the project offers.
Al Jaddaf runs along Dubai Creek between Business Bay and historic Deira. Almost every other district at this distance from Downtown was built out years ago.
The distances the developer publishes:
Access runs onto Sheikh Zayed Road, Al Khail Road and Oud Metha, which is all three of the city’s main arteries. Al Jaddaf Walk, the waterfront park and the Ras Al Khor flamingo sanctuary are immediate neighbours.
Two metro stations serve the district today, with the Blue Line under construction nearby. That separates Al Jaddaf sharply from Dubai’s newer outlying communities.
For the rental market the difference is decisive. A district with working rail can let to tenants who do not drive, and that describes a large share of younger professionals and contract staff. Districts still waiting on a line simply cannot reach that demand.
There is a second effect worth naming. The connectivity here already exists rather than depending on an infrastructure project delivering on schedule. A buyer is not paying for a promise.

The payment structure is straightforward: seventy percent through construction and thirty percent on handover. Expressions of interest opened on 4 September 2026.

Spectre is designed as a mixed-use development rather than a residential tower with a shop underneath. The section runs as follows:
The mix changes how the building works. Retail at street level and offices in the podium generate their own footfall, while residents get services inside their own address. For a landlord that is an extra argument at viewing.
The shared facilities are built for daily use rather than for the brochure:
Office units sell alongside the apartments from AED 1.7 million. For an investor that is a different asset class inside the same transaction.
Commercial space behaves differently from residential. Office leases run longer, and tenants who fit out their own space are far less likely to move at the first rent review. The rules that govern those leases are covered in our note on commercial property law in Dubai.
Location supports the case. Al Jaddaf sits eight minutes from Business Bay and close to DIFC, so a small business gets a central address without a central-district rent.
Binghatti is among the most recognisable names building in Dubai, known for its signature woven façades and its work with global brands.
It is the company delivering Bugatti Residences, the first residential project under that marque anywhere. That tells a buyer something practical: this is a developer that sells recognition as well as square feet. It runs dozens of schemes at once across the city.
Spectre handles the house style differently. Instead of the woven façade, the tower takes a crystalline glass form with full-height glazing. As with any off-plan purchase in Dubai, payments run through a regulated escrow account.
Al Jaddaf is a freehold district, so foreign buyers take full title. There is no annual property tax and no tax on rental income, and a purchase from AED 2 million qualifies for the ten-year Golden Visa.
The developer puts rental yields for the project at between five and seven percent. That is its own estimate, and it should be tested against actual district rents before signing.
The stronger argument sits elsewhere. The price gap between Al Jaddaf and the central districts around it remains wide, while the drive to Downtown takes five minutes. Gaps of that shape are the ones a maturing district tends to close. What could support values here:
Demand here is urban and professional: DIFC and Business Bay staff, the design district, DEWA employees, medical centre personnel and contract specialists.
Studios and one-bedroom units in this position are the most liquid rental format in Dubai. Proximity to Downtown and to the metro shortens the letting cycle, because the unit is shown on commute time rather than on price.

A buyer with roughly a million dirhams usually chooses between a central address and a higher yield further out. The comparison makes the trade explicit.

The split is clear. DLRC offers a lower ticket and a higher gross yield. Business Bay offers the business address, and Al Jaddaf a central location at outer-district pricing. That third position is where Spectre sits.
