Ramadan brings fewer casual viewings and more room for serious buyers to compare options. Developers often add incentives while activity is calmer, and sellers tend to respond to reasonable offers. The month has also produced strong sales figures in recent years, which is why investors watch it closely.

How does Ramadan affect the Dubai property market?

Shorter working hours, fewer project launches and slower decision-making are typical for the month. Many viewings move to the evening after iftar, and some buyers wait until after Eid.

The numbers still hold up. In Ramadan 2026, which ran from 18 February to 19 March, Dubai recorded 15,196 transactions worth AED 50.58 billion. Volume rose about 5.6 percent and value about 29.7 percent compared with Ramadan 2025. Activity does not stop in Ramadan. It changes shape, and prepared buyers benefit from it.

Which developer offers appear during Ramadan?

Offers vary by developer and project, and none is guaranteed. The most common ones are

  • Flexible payment plans. Lower initial payments, longer installment periods or extended deadlines for the next instalment.
  • Fee waivers. Some developers cover or discount the Dubai Land Department registration fee, which is 4 percent of the purchase price.
  • Post-handover plans. Part of the price is paid after the keys are received, which helps buyers who want lower upfront costs.
  • Price incentives. Launch discounts or reduced prices on selected units, especially in the early stage of sales.
  • Added extras. Service charge waivers, furniture packages or upgrade credits.

Why is negotiation easier during Ramadan?

With fewer casual buyers active, serious buyers stand out. Developers and agents still have sales targets, and many sellers want to finish deals before Eid. Both sides often prefer a defined timeline, which speeds up decisions.

  • There is less competition for the best units and for resale listings that stay on the market longer.
  • Sellers and sales teams have more time for detailed conversations.
  • Deadlines before Eid encourage concessions on price, payment terms or included extras.
  • Buyers with financing and documents in place negotiate from a stronger position.

Is it better to buy off-plan or resale during Ramadan?

The answer depends on your goals and timeline. Off-plan suits buyers who want a lower entry point, a staged payment schedule and can wait for handover. Resale suits buyers who want to see the finished unit, start earning rent quickly or use a mortgage.

The Ramadan 2026 data shows both routes in demand. There were 9,665 off-plan sales worth AED 24.71 billion and 5,531 ready sales worth AED 25.9 billion. Off-plan led by count, while ready properties led by value. Choose the format that fits your budget and cash flow, and use the Ramadan incentives as a bonus rather than the main reason.

What to check before signing a Ramadan deal?

Promotions can look attractive, and the terms deserve the same scrutiny as any other purchase.

  1. Confirm the developer and the project are registered with RERA and that the payment goes into a project escrow account.
  2. Read the sale and purchase agreement, the payment schedule and the handover date.
  3. Calculate the total cost, including the DLD fee, agency fee and expected service charges.
  4. Get every promotion, waiver and extra in writing and check its expiry date.
  5. For resale, verify the title deed, mortgage status, developer NOC and the terms of the sale memorandum.
  6. Arrange mortgage pre-approval before you negotiate if you plan to finance.
  7. Allow extra time for registration, since government and trustee offices work shorter days and close for Eid.
