The Turkish tax identification number, the vergi numarası, looks like a minor administrative detail and is in fact the key that unlocks almost everything else. Without it you cannot buy property, open a bank account, sign a utility contract or register a vehicle. It is the first real bureaucratic step for any foreigner who intends to do more in Turkey than spend a short holiday, and it takes under an hour to get. What is the vergi numarası?
It is a 10-digit Turkish tax identification number (vergi kimlik numarası) issued to individuals and companies. For a foreigner it is the primary identifier in every dealing with the Turkish state, banks and the land registry. It is not the same as the TC kimlik number, which is reserved for Turkish citizens; foreign nationals get their own separate vergi numarası through the tax authority.
Is it the same as a residence permit?
No, the tax number and the residence permit (ikamet) are entirely separate. Anyone can obtain a vergi numarası regardless of residency status, so tourists and buyers visiting for a few days qualify. One nuance worth knowing: once you hold a residence permit you are issued a Foreigner Identity Number (YKN, beginning with 99), and most institutions will then accept that in place of your tax number.
Who needs a vergi numarası?
Any foreign national doing essentially anything beyond staying in a hotel and paying cash:

Where do I apply, and can I do it online?
In person, walk into any Tax Office (Vergi Dairesi); they sit in every district, usually need no appointment, and issue the number the same day, often within half an hour. Online is faster still: through the Revenue Administration portal at ivd.gib.gov.tr (or via e-Devlet), select "Yabanci Uyruklu" (foreign national), enter your passport details, upload a scan, and the number is issued on screen or by email. The online route runs around the clock and, in most cases, needs neither a Turkish phone number nor a Turkish address.
What does it cost, and what do I need?
Nothing, it is free. The paperwork is minimal: your passport, and a photocopy of the main page (the office will copy it if you do not). Some desks ask for a Turkish address, for which a hotel or the property you are buying is fine. No Turkish is required, showing your passport and saying "vergi numarasi istiyorum" is enough, and larger offices in Istanbul, Ankara, Antalya and Alanya often have English-speaking staff. Bringing your agent or lawyer is common and entirely accepted.

What can I do once I have it?
Almost anything administrative: proceed to a property purchase (the number goes to the Land Registry on the day of transfer), open a bank account, and put utilities, internet and service contracts in your name. It is also required when you apply for a residence permit.
Does it expire, and can I have more than one?
It never expires and needs no renewal, no matter how much time passes or how often you travel. Each person has exactly one. If you obtained a number years ago and lost the paperwork, do not apply again, retrieve it at ivd.gib.gov.tr using your passport details.
Is it mandatory for buying property?
Yes, without exception. The TAPU (title deed) transfer at the Land Registry cannot be completed without the buyer's tax number, whatever the nationality, price or property type.
Can I start the purchase before getting it?
You can view, negotiate and agree terms beforehand, but you cannot sign a notarised preliminary sales agreement or complete the transfer without the number. Since it takes under an hour, getting it should be one of the first steps after you decide to proceed.
Is it needed for citizenship by investment?
Yes. The citizenship-by-investment route (from 400,000 US dollars in property) requires the vergi numarası at several stages: the purchase itself, the bank account, and the application file submitted to the citizenship directorate. Your lawyer or attorney acting under power of attorney uses it in all Land Registry filings.
Do Turkish banks require it?
Yes, every bank does, as part of its KYC checks; no Turkish account can be opened without it. This is not discretionary, it is mandated by banking regulation. Banks also typically ask for your passport, proof of a Turkish address, and, for larger accounts, source-of-funds documentation. Digital-friendly banks such as Denizbank or QNB Finansbank tend to onboard foreigners more smoothly than the traditional state banks.
Can I receive rental income without a Turkish account?
In principle income can be sent abroad, but Turkish tenants pay in lira and usually transfer domestically, so a Turkish account linked to your tax number is the practical way to collect and manage rent.
Does having the number mean I owe tax?
No. The number simply identifies you in the system. A liability arises only if you have Turkish-source income, such as rent or business profit, and your rate depends on whether you are a Turkish tax resident.
What tax applies if I rent out my property?
Rental income from Turkish property is taxed regardless of where you live, filed annually through the GIB portal by 31 March of the following year. Progressive rates run from 15 to 40 percent after deductions. Does the number make me a tax resident?
No. Tax residency turns on physical presence, spending more than 183 days in Turkey in a calendar year, not on holding a tax number. An owner who has the number but visits for, say, 60 days a year is taxed only on Turkish-source income. And if a property earns nothing, there is generally no annual filing for non-residents; the municipal property tax (emlak vergisi) is assessed separately.
I am buying remotely through power of attorney, do I still need one?
Yes, in the buyer's name. Either you obtain it on a prior visit, your lawyer obtains it for you under a notarised power of attorney, or you register online through GIB, which often removes the need to appear in person at all.
Can a company hold a vergi numarası?
Yes. Legal entities receive one too, and a foreign company buying property through a corporate structure needs a company tax number, issued as part of its registration with the tax office.
What if my application details are wrong?
The number is tied to your passport, and the TAPU must match it exactly. A mismatched name or passport number can stall registration, so always enter your details exactly as they read in the passport, including the order of your names.
