The UAE has long attracted professionals, investors and entrepreneurs from around the world. One of the country’s key long-term residency programmes is the UAE Golden Residency, which allows eligible foreign nationals to live, work, study and invest in the UAE without the need for a local sponsor.

Under the current Federal Authority for Identity, Citizenship, Customs & Port Security (ICP) Golden Residency Guide, eligible applicants can obtain 10-year residency with renewal subject to continuing eligibility.

What Is the UAE Golden Visa?

The UAE Golden Residency is a long-term residence programme available to qualifying investors, entrepreneurs, exceptional talents, professionals, students and several other categories.

According to ICP, Golden Residency allows eligible holders and their families to live, work, study and invest in the UAE without the need for a sponsor.

For real estate investors, the current residency period is 10 years.

Dubai’s General Directorate of Identity and Foreigners Affairs (GDRFA) also states that the Golden Residence Permit for qualifying investors is valid for 10 years and can be extended if the required conditions continue to be met.

Who Can Apply?

The current ICP Golden Residency programme includes several categories.

Investors

Golden Residency is available to qualifying investors in:

  • real estate;
  • public investments;
  • UAE companies and establishments;
  • qualifying financial deposits and other approved investment structures.

Entrepreneurs

ICP currently includes entrepreneurs who meet qualifying business criteria.

These can include applicants who:

  • own or are partners in a UAE-registered SME operating in an approved field with annual revenue of at least AED 1 million;
  • receive approval for a qualifying entrepreneurial project from an accredited incubator or relevant authority;
  • founded or co-founded entrepreneurial ventures previously sold for a total value of at least AED 7 million.

The exact documentation depends on the applicant’s route.

Exceptional Talents and Specialists

Eligible categories include specialists and talents in areas such as:

  • science and research;
  • healthcare;
  • education;
  • industry and advanced technology;
  • culture and arts;
  • innovation;
  • sport;
  • digital technology.

Each category has its own qualification and recommendation requirements.

Outstanding Students and Graduates

Golden Residency is also available to qualifying high-performing students and university graduates who meet the academic requirements established by ICP and the relevant education authorities.

Humanitarian Pioneers

Qualifying individuals working in humanitarian organisations, public-benefit associations and other recognised humanitarian activities may also be eligible.

Full current eligibility criteria are available in the ICP Golden Residency Guide.

Benefits of the Golden Visa

Long-Term Residency

The latest ICP Golden Residency Guide provides 10-year residency for the categories listed under the current programme, including real estate investors.

No Need for a Sponsor

Golden Residency holders do not require a traditional local residence sponsor.

Family Residency

ICP states that holders can obtain residence permits for:

  • spouses;
  • children regardless of age;
  • parents,

subject to the applicable requirements.

Ability to Live, Work, Study and Invest

Golden Residency holders can live, work, study and invest in the UAE while maintaining long-term residency status.

Staying Outside the UAE

Golden Residency provides greater flexibility than standard UAE residence visas regarding extended periods spent outside the country.

For Dubai, GDRFA specifically states that Golden Residence holders are exempt from the standard 180-day rule and that the residency does not become invalid simply because the holder remains abroad for more than six months.

Multiple-Entry Permit During the Application Process

ICP states that eligible applicants who are outside the UAE can receive a six-month multiple-entry permit, which may be renewed for an additional six months to complete Golden Residency procedures.

Domestic Workers

Golden Residency holders can sponsor domestic workers in accordance with applicable UAE regulations and procedures.

Golden Visa Through Real Estate Investment

Real estate remains one of the most relevant Golden Residency routes for property buyers.

According to the current ICP rules for real estate investors, an applicant can qualify by owning one or more properties in the UAE with a total value of at least AED 2 million.

Completed Property

ICP states that the investor must own one or more UAE properties with a total value of at least AED 2 million, registered in the investor’s name.

Mortgaged Property

Property does not necessarily need to be purchased entirely in cash.

ICP currently allows qualifying property financed through a loan, provided that the financing comes from an approved local bank.

For Dubai applicants, GDRFA also confirms that mortgaged property can qualify for the real estate investor route.

Off-Plan Property

Current ICP rules also allow qualifying off-plan property.

The investor must have purchased one or more off-plan units with a total value of at least AED 2 million from an approved local real estate company authorised by the competent authority.

This means Golden Residency eligibility is no longer limited only to fully completed and fully cash-paid property.

Joint Ownership

For Dubai applications, GDRFA states that if the investor owns only a share of jointly owned property, the value of that share must be at least AED 2 million.

Property Ownership During the Visa Period

GDRFA states that Dubai real estate investors must maintain the qualifying ownership conditions throughout the Golden Residency period.

The authority may require a lien to be placed on the property in accordance with Dubai Land Department procedures to ensure continuity of ownership.

Health Insurance Requirement

The current ICP rules require real estate investors and their family members to maintain comprehensive and valid health insurance throughout the validity period of the Golden Residency.

This requirement should therefore be included when calculating the overall cost of obtaining and maintaining the residency.

Golden Visa Through Public Investments

Golden Residency is also available through qualifying public investments.

ICP currently lists routes including:

  • a financial deposit of at least AED 2 million with an investment fund or national bank operating in the UAE;
  • establishing a UAE company with capital of at least AED 2 million;
  • owning a qualifying share of at least AED 2 million in an existing or newly established business;
  • qualifying tax contributions under the programme requirements.

For this category, ICP requires the invested capital to belong to the investor and not to originate from a loan.

How to Apply

The application route depends partly on the emirate and applicant category.

ICP

Applicants can use the official ICP Golden Residency services and ICP Smart Services for the relevant residency category.

Dubai

For Dubai-based applicants, Golden Residency services are also available through GDRFA Dubai.

For real estate investors in Dubai, the application requires evidence confirming that the qualifying property meets the required valuation.

GDRFA states that the property value must be supported by a property status statement issued by Dubai Land Department or an accepted valuation certificate from a DLD-licensed valuation office.

Typical Documents for a Real Estate Investor

Depending on the individual application, documents can include:

  • passport;
  • personal photograph;
  • proof of qualifying property ownership;
  • Dubai Land Department property statement for Dubai property;
  • health insurance;
  • additional documents requested by ICP or GDRFA.

Applicants should verify the exact current document list before submitting the application.

How Long Does the Application Take?

There is no single processing period applicable to every Golden Residency category and application channel.

For Dubai investor applications, GDRFA currently lists an expected service completion time of approximately five working days once the required documentation and conditions are satisfied.

ICP service times can differ depending on the specific service being used.

Therefore, the previous general assumption that every Golden Visa application takes up to 30 days should not be treated as a standard processing period.

Why the Golden Visa Matters for Real Estate Investors

For property investors, Golden Residency combines property ownership with long-term UAE residency.

The main practical benefits include:

  • long-term residency without a sponsor;
  • the ability to sponsor qualifying family members;
  • greater flexibility to remain outside the UAE;
  • easier long-term planning for owners who intend to spend significant time in the country;
  • the ability to manage UAE property while maintaining long-term residency status.

However, a property should not be selected only because it meets the Golden Residency threshold.

Investment decisions should still consider:

  • purchase price;
  • location;
  • rental demand;
  • service charges;
  • future supply;
  • financing costs;
  • liquidity and resale prospects.

A property worth AED 2 million does not automatically become a strong investment simply because it can qualify the owner for Golden Residency.

For property buyers, Golden Residency can be an additional advantage of investing in the UAE, but the underlying property should still be selected based on its financial and practical merits.
